Security Deposit
We require the payment of a sum equal to 15% of the total amount to be paid upon check-in. The deposit will be returned within 14 days of delivery of the apartment once the absence of damages or omitted repairs has been detected by the tenant, or as soon as the tenant has provided the due repairs at his own expense, or the amount has been agreed. In cash with compensation from the lessor on the deposit and provided that the lease payments have been paid in full pursuant to article 9 of law 392/78.
Cancellation methods
Free cancellation within 14 days of arrival (where applicable).
Payment methods
For stays longer than 30 days, a 40% deposit is required and balance at check-in.
Contract registration
For stays longer than 30 days it will be mandatory to stipulate a transitory lease signed between the parties. The cost of registering this contract will be divided between the parties and the amount will be included in the lease.
Registrations and stamps
The costs of registering the contract are borne by the parties at 50%.
Rental status
The accommodation is delivered in the state of affairs in which it is located, in excellent maintenance conditions and fully furnished as per the attached inventory and must be returned in the same conditions, except for deterioration due to normal use. The tenant declares to have visited the leased property and to receive it in good rental condition and suitable for the agreed use and undertakes to return it at the end of the lease, in the state in which it was delivered, except for normal wear and tear. use, under penalty of compensation for damages, and to carry out all the maintenance works that will be necessary to keep the real estate unit in good condition.
Change of destination and modifications
The property is leased for the exclusive residential use of the lessee who undertakes not to change its use, even partially or temporarily.

Disclaimers
The tenant expressly exonerates the landlord from any liability for direct or indirect damages that may derive from the willful or negligent act or omissions of other condominiums or tenants of the building, of the landlord’s employees, third parties in general, and in particular for thefts.
Visits
The locator will be able to visit the premises, after notifying the tenant, to ascertain its state of maintenance and conservation.
Rules of the house
SMOKING: Inside the apartment smoking is not allowed (the ban also extends to any electronic device such as vaping and iqos).
PETS: Inside the apartments pets are not allowed.
CLEANING: There is no daily cleaning, but the accommodation- in order to promote daily hygiene – is equipped with products for cleaning the house, these products are available to guests but must remain in the accommodation upon check-out. Upon check-out, the apartment must be left clean and tidy. Sheets and towels must be placed in the appropriate linen container. To allow the cleaning service to be carried out, the apartment on the agreed day/s must be left tidy, free from the Lessee’s personal belongings which must be stored in order to facilitate an easy cleaning job. If the conditions of the room hinder the performance of the cleaning service, the same will be considered performed even in the cases in which it was not possible to do it in whole or in part.
WASTE COLLECTION: Unsorted, Organic, Glass and Paper waste must be thrown into the appropriate containers located in the courtyard/parking. The Plastic must be placed in the container located inside the apartment, the staff of the structure will take care of the disposal. At the time of check-out, waste must not remain in the apartment.
SHARED SERVICES: Everything found inside the accommodation such as household linen, crockery, pots, objects and various appliances are available to guests but must remain in the accommodation upon check-out.
